    Summary: Management and maintenance staff are incompetent. They will dismiss any tenant concerns. If you try to stand your ground, the man child property manager (Daniel Knapp), will call security on you for voicing a point of view/experience that counters his narrative. Do not lease here. Look somewhere else. I've lived here for about 6 months and I've been having consistent issues with the a/c for the past 2. The maintenance team is quick to dismiss your concerns and answers all a/c issues to tenants with "It's summer, it's hot outside, you're on the top floors, it's gonna be hot." Like what??? That's literally what the a/c is for...you know...to cool down a space??? It took 4 service requests for them to do any real work on the system and another 2 until they realized there is in fact an issue with the a/c and that it needs to be replaced. While they were replacing the equipment I discovered mold in the a/c space/vents. Management informed me they believe its mildew, and their protocol is to wipe down what they can. Fun fact: mildew is mold, there is no difference. They refuse to clean it out without me having to pay out of pocket for an independent lab to certify it is in fact mold. See the pictures below, make up your own mind. Tried to have a civil conversation with the property manager but he proved to be a man child that was not interested in hearing a point of view/experience that does not align with his narrative. He went as far as threatening to call security because I was voicing my lived experience with the 2 months of a/c issues. The unprofessionalism and incompetence is quite frightening. Do not lease here. Look somewhere else.

    I cannot emphasize enough how unsafe and poorly managed this complex is. Just two days ago, seven cars were broken into, with windows shattered and property stolen. The response from management has been appalling. Rather than taking responsibility and supporting residents, they seemed to side with the criminals by hesitating to provide security footage to the police. It's clear they want to sweep this incident under the rug, even going so far as to cancel tours for the next day to keep potential new tenants in the dark. The security situation here is a joke. Due to "budgeting issues," they only provide security on certain days, leaving our vehicles and belongings vulnerable. When tenants voiced their concerns about the lack of security, management completely disregarded us, showing no intention of taking any real measures to ensure our safety. It's clear they don't care about the well-being of their residents. If you're considering moving here, think twice. No one's vehicles are safe, and the management's complete lack of responsibility and concern for tenants' safety makes this place an absolute nightmare.

    I have been living here for roughly over a month and a half and I really wanna highlight Camden Heights Apartments. I’ve lived in several apartments before and this is by far one of the top-tier apartments. I first really want to give credit to all of the staff and how they work in uniformity to ensure that the complexes run smoothly. Hurricane Beryl was tough for the community, but the team handled everything so well. Thank you to Daniel, the property manager, for giving very detailed updates and responses on all the community events thats happens. His correspondence emails are highly important. I want to credit Hayley, who is very calming when she answers the phone no matter the chaos on the other line. lol she offers great details on how to make your stay better during any inconvenience. Thank you Martin for keeping us all updated via text and ensuring that each individual person knows what’s going to happen with their apartment (i.e. the hurricane chaos). I want to give a special thank you to Melvin and Emilio assisting me with a lot of home maintenance. It’s very hard to run a huge complex and they all do amazing!!

    Nestled in an amazing location, these floor plans really lets you have your cake, and eat it too. The secondary bedrooms are HUGE, almost the same size as the living room. Quiet area without a lot of interference from other areas since it’s built on a corner. City views on the premier units are a nice touch as well.

    Edit: As you can see, they've responded to give one of their usual responses about competitive prices. What they consistently fail to address is that their "competitive" price does not measure the quality. If you're hunting for an apartment in the area - do a tour of this complex (including a unit) and another with a similar price point. These apartments are a bit overpriced for the *quality* you'll be getting. Heck, the vacant unit we toured was dirty and needed repairs. Thankfully the one I moved into wasn't that bad. As for their additional comment about crime - it's the same one they added to reviews when I lived there about raising the fence line and "installing security." Unless things have miraculously changed in the last few months, that didn't really do anything while I lived there. Cars were still consistently broken into and a few were stolen outright. The "security" is a dude who sits in his truck playing on his phone the entire time. That said - the complex is right off the freeway and crime is rampant in the area. If you have a nice car or leave things visible in the interior that someone might want, you're probably gonna get robbed - complex can't do anything about that unless hire armed guards to walk/patrol the garage at all hours. And no complex is going to do that. Original review: It's okay. Apartment wasn't fully clean when I moved in early 2023, but not too bad, just needed a little wipedown and a vacuum. The internet was fine (and I WFH), even though I pretty much never used the cable (who watches live TV anymore?) but you're required to get a package through XFinity. A lot of robberies in the garage while I lived there but thankfully never mine because I kept my car very clearly empty and the thing wasn't exactly a vehicle anyone would want to steal so that was never an issue for me. Maintenance was great and quick to respond/fix an issue. I ended up moving to another city so I didn't get much pushback on why I was leaving (though they WILL text and ask you after you submit your notice) but my best friend (who was also my neighbor and moved in around the same time as me) told them that the price point wasn't worth it/too high. They do seem to love telling people that their prices are "the best in the area" or something like that. While that's true to a degree, the complexes in The Heights with similar price points (or maybe $50-100 more a month) are better maintained and look much nicer. Their website refers to them as "luxury" apartments but they aren't. They've given a few minor upgrades to not be bottom barrell like not having ugly white appliances, but they're definitely not luxury. All of that said, my time there wasn't bad and I didn't mind living there for a year. Neighbors were nice, most days were quiet, and the unit was a good size (the "Harvard" 1b/1b). These are apartments that should run maybe $1200-1300 a month, but you'll probably be paying a bit more than that. Office staff is nice outside of getting defensive on the pricing. When my friend moved out, they did try to charge him for cleaning up "pet damage" but he never had a pet (and is allergic to most animals) and when he clarified that, they removed the fee. Take pics when you move in and move out. Overall: Could've been better, could've been worse. No regrets. But if I move back to Houston, I'll probably skip this place.
