    I have been living here for 4 months now. Two weeks after I moved in I noticed my bedroom ceiling is leaking. The water dripped over my bed with every heavy rain. I let the seemingly management team know the issue and they have said that they were aware of the issue but it wasn’t this bad! So they have offered me another unit in a different apartment complex at the time! Later on they have denied what they said. I have put many many maintenance requests and the only answer to me from the management/maintenance team was that they don’t know when they would fix the roof. I felt so helpless. Luckily I found number of city of Houston and I asked for help. As soon as the inspectors from the city showed up they have started the repair process!! Long story short, they do not maintain and repair the units. And if they do they’ll handle the case in a window of 4 to 5 months. And this is only for major repair items. After the city inspector arrives they do the repair in a week for you!!! If you the resident of Heights on Katy feel helpless that they do not address your apartments maintenance issues, call 311. They know how to deal with them! I came to know residents with the similar story as mine, I regret I moved here! Do not live here!

    BEWARE!!!! We toured the model apartment which was everything we wanted and more. The model had wood flooring with granite countertops and white cabinets. We agreed with the leasing agent that we wanted this exact style with all the same features. We clarified multiple times that our apartment would look exactly like the model just without the furniture. Today, we go to move in our apartment and it is a completely different style and filthy. It has carpet, black countertops with the orangey wood cabinets. The carpet was disgusting. There is tape all over the outlets and doorknobs. The deadbolt lock is broken. The thermostat is loosely hanging off the wall. There are painted windows from past renters. The assistant manager walked it with us to see what we were talking about and as soon as she walked in she says, “Oh my gosh, this isn’t move in ready” and we are now placed in the model unit. Their excuse was “some apartments are updated and some aren’t.” Apparently there are only a handful of the premium style apartments with the features of the model unit. They told us we would have to move into the outdated apartment until a premium opens up and she mentioned that “it will take a while.” I am so upset with this whole ordeal because we were promised a certain apartment but received an outdated “not move in ready” apartment. I will attach photos of both and I bet you can guess which apartment is the model and which one is ours.

    How do I reach higher management?? The farthest I get is chandice and most of my concerns and requests go unseen or addressed. most times I call I have to reissue the entire list of repares like they were never recorded in the first place. Hallways constantly pissy from dogs, pool never cleaned there were soild underwear left beside the trash all weekend(for instance this weekend), hot tub broken and they don't plan to fix it. Roaches even with your own and their bug sprays, leaks in the ceiling mold, my dead bolt doesnt work, failing hot water heater, theft frequentlyto cars, no security gates don't ever work. We have been here a year and for what we're paying ITS NOT WORTH IT. THEY WONT EVER GIVE YOU A CONTACT FOR CORPORATE. I HAVE BEEN FORCED TO MOP AND CLEAN HALLWAYS MY SELF TO SURVIVE MY APARTMENT NOT SMELLING LIKE PISS BC UNFORTUNATELY MY UNIT IS ON THE WAY TO THE UNMAINTANED DOG PARKS. NO EMAIL HAS BEEN SENT OUT TO ADDRESS IT TO THE COMMUNITY. I HAVE EVEN ASKED TO BE HIRED ON FOR THE TIME I SPEND CLEANING THE FLOORS. And I'm not allowed to put a friendly reminder in hallways to be considerate!! Spa never open or managed. There is no spa. This is not a luxury apartment complex 😒 it's a scam. The positive reviews must be bought, don't ignore the bad reviews they are true. Valet trash picks and chooses when or how they will take the trash mine was left for over a week when I called they gave me the contractors number to complain to them bc there contractor doesn't listen to them?? Why am I paying for apartment management at all if they can't manage??? My valet trash was completely thrown away AND NOT replaced 🙃 even after calling 2 times. Trash and cleanliness is always a problem. On top of initially having the unit we were promised sold out from under us and given a lesser unit with out upgrades. Dogs are loud and noise bc people leave their dogs unattended on balconies like a kennel, animal abuse. We deserve money back and I deserve to be paid for my work on the property to avoid more disgusting living conditions. Grossly miss staffed or understaffed Every photo I've taken I have cleaned my self plus many many more

    The running joke is that most of the tenants want to sue or break their lease. They’re probably going to delete this or provide some stupid response instead of just calling me back like I asked so if they do delete this, I will put it right back up. :) The literal day I was moving in, they threatened to change the locks on me because at the time they didn’t tell me that I owed them one month’s rent and some of my items were already in the unit. This is after they gave me the keys, did the walk-through, gave me my pool passes, etc. I was informed by a previous worker named Samantha that all I had to pay was $350 for my deposit and the only reason they didn’t change the locks was because I had the conversation from Samantha in my email to back it up. The property is beautiful and the maintenance people are great in my opinion but the office workers are completely useless unless you like cursing people out; in that case they’re great! Since I’ve been here, they have increased my rent WITHOUT providing a written notice, added random fees WITHOUT A NOTICE, doubled my cable bill after my second month and refused to call me back about questions I have involving my lease and amenities that I pay for that I DO NOT have access to. On top of that the water randomly goes out because according to them, they have it on the electrical pump, which makes no sense since we live in Houston and it floods. I’ve only been here since April and my water has gone out three different times for a week. I have spoken to Martha numerous times on the phone and every time she has an attitude and says she’ll call me back but she doesn’t. And funny enough, the company that manages this property, Emerge Living, has allegedly had numerous lawsuits against them for unlawful practices to the point they had to change their name. DO NOT MOVE HERE. Do yourself a favor. Because you would literally be settling.

    Just want to be honest here. I as a young renter have very few requirements of a complex before choosing to live there. The first being safety, the 2nd being decent amenities, and the third being a decent unit. I have only lived here for about 3 months at this point and unfortunately 2 out of my 3 basics have been broken. My car was broken into and there are NO cameras in the garage and when I told staff they said “there is nothing we can do”. In addition there is only 1 outdoor grill that actually works and typically most people are fighting over it. The units themselves are great. However if you expect to feel safe along with your belongings here and you expect to be able to go grill by the pool some days. This isn’t the place for you. Ps…I’ve put in 2-3 maintenance requests and it’s been over 2 weeks with no help.
